Brookline Apartments For Rent - How to Rent an Apartment in the Boston Area

First of all, if you decide to work with a real estate agent, expect to be asked a lot of questions.

What areas are you looking in?

If you’re planning on living with roommates, do you know who they are?

And have you all agreed on what you are looking for in an apartment?

How many bedrooms do you need?

What is your price range?

What are you looking for in an apartment?

Do you have any pets?

Do you have a car and will you need off street parking?

Will you need to be close to public transportation?

If you’re a student or have credit problems expect to get someone to co-sign for you.

Once you have all the answers to these questions straightened out, it’s time to start your hunt. The rental market in the Boston area is very seasonal and competitive. If you’re looking to move in the summer, so is everyone else (September first being the busiest move in day). You can expect apartments to turn over very quickly, so the most important thing you can do is be prepared to act once you find the right place.

If you have roommates, go look at apartments together, too many people miss out on great apartments because they are busy scheduling a second showing for their roommates while the apartment is getting rented by someone else. Be sure to bring your checkbook, and be prepared to make a deposit of one months rent.

Once you’ve found the right place, you’ll need that one months rent to take the apartment off the market. Then expect everyone to have to fill out an application. Don’t be afraid to negotiate the price or terms!!! If you have good credit, a good job, and good previous landlord references, you are a better candidate than most, landlords will reduce the rent or be more likely to pay a brokers fee for good tenants. Once the applications are done, the landlord or agent will most likely run a credit check, employment verification, and a previous landlord reference for every applicant.

Assuming that everything checks out ok, and the landlord accepts you as a tenant, you can expect to have to pay more deposits upon lease signing. Most landlords in Boston require First months rent, last months rent, and a security deposit (all of which are one months rent each). Keep in mind, that initial deposit of one months rent can be used for any of the required deposits. If you work with a real estate agent, expect there to be a brokers fee of one months rent as well, if the landlord is not paying it, you will have to. Real estate agents are required by law to tell you if the landlord is paying the fee or not before they show you the apartment.

Finally comes the lease signing. READ THE LEASE, it is a legally binding document that you are going to sign, make sure you agree with everything before you sign it. Most landlords use a RHA lease (Rental Housing Association), these are standard. Any changes that are made will stand out like a sore thumb. If your lease is not a RHA lease, you might want to scrutinize it extra closely.

Grooming A Long-Haired Cat

Start grooming sessions gradually with short sessions so your kitten or cat does not become bored. Never restrain your cat if they become stressed during a grooming session. Instead stop the session and try again later when they are more relaxed.

The result of grooming your cat whether it is a quick weekly brush or a daily intense grooming session is a happy cuddlesome cat. Your cat will look good and feel great.

Mind Maps - Brainstorming for Business Success

In the business world, people often hear the term “Think outside the box”, with little or no explanation as to how to actually do that. Everyone is just expected to know how, figure it out, or find another job. Brainstorming sessions often lead to a slew of ideas from a group, but with little or no structure, it’s difficult to tell what ideas are worth pursuing and which are wasting space.

There is a brainstorming strategy that, when used with a couple of other follow-up methods, will allow for creative thoughts to come from the group and still home in on the ideas that will actually benefit the overall goal. The three steps of the strategy are mind maps, t-analysis and action plan creation. Let’s look at the first step, mind maps.

This step does a couple of things for a group brainstorm: it acts as an ice breaker, it gets people’s brains pointing in the right direction and it can produce ideas that might not otherwise surface during just a normal call and response brainstorm session. Break your group up into smaller groups of at most 4 or 5. With each group should be a large sheet of paper (lecture board paper will do fine) and several different colored markers. The groups should be instructed to write the focus of your brainstorm in the middle of the paper and draw a circle around it. So if you were interested in brainstorming new ways to market a particular product, you’d write the product name in the middle of the paper. If you wanted to brainstorm on ways to control costs, you’d write Costs in the middle of the paper.

Once this is done, instruct the groups to draw lines branching out from the center and to write down anything that relates to the central thought. Remind them several times during the exercise that it doesn’t matter how relevant or not it is, simply write down what comes to mind. As groups write down different items, they should circle those and branch off these sub-topics as well. What ends up happening is groups will get a large network of ideas branching off the central thought, some of which may interconnect as well (and if they do, instruct the groups to draw a line connecting the two sub-topics). While the initial sub-topics will be things that are likely already being done or are an obvious connection, the branches off the sub-topics are where the true ideas start to emerge and some new thoughts are likely to present themselves here.

Once the groups have completed their mind maps, open up discussion and have each group step through their mind map. Highlight new ideas and encourage discussion on items that may initially seem unrelated, to be sure there isn’t a potentially great idea hidden in there. Also highlight common sub-topics listed between groups, as this indicates things that are either already in place, or things the group thinks should be in place. Discuss the effectiveness of these items and what will ultimately happen is a list of actionable items will begin to surface through discussion. Between the mind maps, the discussion and the list, your group will have their minds actively engaged in coming up with action steps to put some of the new ideas into place. Once this is done, your next step will be to conduct a T-analysis on the topics.

So to lead a powerful brainstorm session, it’s important to have a game plan in place. Mind maps help focus the group in the right direction and enable discussions that will help everyone as a group “think outside the box”.

Public Speaking: 10 Steps to Avoid PowerPoint Becoming a Deadly Virus

Over the past decade it has become easier and easier to be an outstanding speaker because as a result of PowerPoint the standards of speaking in business have declined to the point where the average presentation is mediocre at best but often boring drivel.

Computer generated slides, there is no way to describe them as graphics, have destroyed speaking skills. The combination of too little time and the apparent ease of producing a PowerPoint presentation means that most speeches have become narrated slide shows with the screen centre stage and the presenter off to the side.

Whenever anyone is asked to “Do a Presentation” out comes the laptop, often the day before the speech, and slide after slide is filled with “bullets” or the odd “quote” or scanned image in 10 point type. These are the speaker’s notes or in many cases the actual script because they read it out to the audience.

Five minutes before the end the presenter realises that 60 slides in 30 minutes was over ambitious and so tabs hurriedly though the 40 surplus slides to the closing slide. This unprofessional exercise was totally pointless because the audience was already comatose anyway.

At the end of the speech a colleague will then approach the presenter and ask for a copy of the presentation which they import into their laptop making a few additions and subtractions and the virus spreads. Of course half way through their presentation at least one slide will appear that is totally meaningless leaving the presenter at a complete loss for words.

Is this being cynical? Oh how I wish it was. However it is great news for you. Follow a few simple rules and even if you are still wedded to PowerPoint you can at least become a competent speaker. Be warned though. Even top professional speakers have wrecked an otherwise great speech when they were persuaded to “get modern” and use PowerPoint.

10 Steps to Avoid Ruining a Great Speech with PowerPoint.

1. Make time to write the speech before you create your PowerPoint presentation. If you don’t have time to write a good speech, you are wasting your time speaking.

2. What is the purpose of the speech? Decide what your message is. One message - the audience can’t remember more than that. If they only remember one thing you said, what is it?

3. Make no more than three points to support your message and use stories and interesting facts to illustrate them.

4. Decide on your call to action which should be linked to the key message. If the audience only do one thing as a result of the speech, what is it?

5. Look at your speech and decide where a PowerPoint slide will help. If it won’t help don’t use one. Use as few slides as possible and think of slides as graphics. Text is not graphics; your notes should be on the lectern not the screen.

6. Learn how to make the most of PowerPoint. Make your presentations look professional but remember it is “Audio Visual Support” for the main event - Your Speech.

7. If possible, position the projector and screen off to one side. You are the Star - the slides are the side show.

8. Remember these two essential PowerPoint Tips.

a) Press the “B” key and the screen goes “Black.” Press any key and the last slide re-appears. When you have finished with a slide “Black” the screen till you need the next slide.
b) Enter the “Number” of a slide then “Enter” - to jump to that slide. If you run out of time jump to your closing slide and a finish.

9. If it’s complex or technical create useful handout notes or diagrams as well as the slide. You can use the PowerPoint slide to talk through the handout. But remember you are creating audio visual tools to help you communicate your speech.

10. Practice, practice, practice. Run though the presentation and make sure it works with your speech and in time. If a slide seems redundant it probably is. Cut rather than add. You do not need a slide for everything you say - you need a slide only to help communicate what you say.

One can let those older titles sit on a hard drive, gathering digital dust, or they can try to breathe new life into the older products and find a way to make them valuable commodities for some time to come. Old titles don’t need to just sit on the hard drive unused. With a little effort and creativity, one can reinvigorate their inventory and maximize its profit potential.
